If you’ve driven down Highway 67 or GA-119 lately, you’ve probably noticed it: Pembroke GA new homes are going up fast. The quiet railroad town that serves as Bryan County’s seat is preparing for more new homes than it has seen in generations. A new high school is in the works too, along with a steady stream of new neighbors.

That’s exciting news. However, it also means a lot of local families are about to go through the same thing: selling or leaving one place before the next one is ready. Here’s what’s coming to Pembroke, and how to keep your move on track while it all gets built.

Pembroke GA New Homes: Seven Developments by the Numbers

According to the Savannah Morning News (July 2026), Pembroke has seven housing developments that are either underway or expected to start construction. The city approved more than 3,000 lots back in 2024. However, two years later most of those subdivision plans are still working their way through review.

The biggest of the Pembroke GA new homes projects: Warnell’s 2,000 homes

The largest project by far is the Warnell planned unit development, with 2,000 homes. Earlier reporting describes the Warnell Tract as more than 500 acres at Highway 67 and Sims Road. It’s planned as a mix of single-family houses, townhomes and apartments, plus commercial space. At the time, the city administrator estimated that full build-out could take seven to 10 or more years.

The rest of the pipeline

As of July 2026, here’s where the other projects stood:

  • Kings Hollow (Forestar Realty Group): 272 homes. The developer expected to record the final plat in July.
  • Beacon Homes: 395 homes, in plan review.
  • Parrish Place: 324 homes, in plan review.
  • GSDC LLC: 228 homes, in plan review.
  • Abbey Park: 96 homes, with a permit issued.
  • Sawgrass Mill Subdivision: 23 homes, with four active permits.

Altogether, these Pembroke GA new homes add up to more than 3,300 in a city that, according to its comprehensive plan, had just under 1,100 housing units, with about 75% of them built before 2000.

A new high school and more

In addition, the growth goes beyond houses. The city is working with the Bryan County Board of Education on a site plan for a new Bryan County High School, a facility the district expects to cost $97 million, on 139 acres it bought in 2019. Meanwhile, Pembroke also has a new fire station and a restaurant in the works. City leaders are looking at a mixed-use public-private development across from City Hall to serve a bigger population.

Why Pembroke? The Bigger Picture for Bryan County New Homes

First, part of the answer is simple: Pembroke needed housing. When the city council approved up to 3,200 homes in 2024, the Savannah Morning News described it as a push to fix “years of little-to-no housing options.” That same year, the city put a six-month pause on new rezoning applications so it could plan for growth. The comprehensive plan also notes that renters occupy 45% of homes in Pembroke. As a result, a lot of local families have been waiting for a chance to buy.

Second, the other part of the answer is a few miles down the road. Hyundai Motor Group Metaplant America in Ellabell, about an 8-mile drive from Pembroke, had 2,112 employees as of August 2026. Its seven on-site affiliates employed about 2,250 more, according to GPB News. The site’s state agreement calls for 8,500 jobs, and the land-use application for the Warnell project says it’s meant to serve the area’s growing workforce. As a result, new jobs bring new households, and new households need somewhere to live.

The Real-Life Problem: When Pembroke GA New Homes Aren’t Ready Yet

Here’s the part the headlines don’t cover. New construction runs on a lot of moving parts: permits, inspections, materials, weather, crews, and closing schedules. Any one of them can push a move-in date back by a few weeks or more. Meanwhile, the rest of your life keeps its own schedule:

  • Your lease ends on the 31st, whether your builder finishes or not.
  • You sold your current home, and the buyers won’t move their closing date.
  • You’re relocating for a new job and need to start before you’ve picked a neighborhood.
  • You’re downsizing into a townhome and aren’t sure yet what will fit.

That’s the gap between leaving one place and getting keys to the next, and that’s where a storage unit earns its keep.

How a Month-to-Month Storage Unit Bridges the Gap

At Sid’s Self Storage, everything is set up for exactly this kind of in-between season.

Month to month storage Pembroke families can count on

Our units are month-to-month. For example, if your builder finishes early, great. If closing slides a month, that’s fine too. You’re not locked into a long lease for a short-term need.

Drive-up, ground-floor units

Every unit is drive-up, ground-floor and fully enclosed. Back your truck or trailer right up to the door and unload. There are no elevators, stairs or long hallways. On a hot Georgia moving day, that matters.

24/7 gated access on your schedule

Of course, moves don’t keep office hours, and neither do you. You’ll get your own personal gate code for 24/7 access. Also, the gate logs every entry by code, and the lot is well-lit, so an early-morning pickup or a late-night drop-off is no problem.

Pick the right size

  • 5×10: Good for boxes, seasonal items, a mattress set and a few small pieces of furniture.
  • 10×10: A common pick for the contents of a one-bedroom apartment or a few rooms of a house.
  • 10×20: Room for a larger household’s furniture and boxes while you wait on closing.

Not sure? Try the size calculator on our homepage, or check our unit-size guides.

A convenient spot for Pembroke movers

We’re at 102 W Industrial Blvd, just off GA-119 and about two minutes from I-16 Exit 143. That’s handy whether you’re moving across town, coming from Ellabell or Richmond Hill, or bringing a load in from Savannah.

Quick Tips for Storing Between Homes

For example, these tips help with storage while building a house or waiting on closing.

  1. Pack for the move you’ll make later. Label boxes by room in your new house so unloading day goes quickly. Our guide on how to pack a storage unit has more tips.
  2. Put what you’ll need first near the door. In a drive-up unit, the front row is the easiest to reach.
  3. Plan for a little extra time. Since we’re month-to-month, it’s easy to keep your unit one more month if your new home needs it.
  4. Set up autopay. With online bill pay and autopay, you have one less thing to track during a busy move.
